Renovation of a Historic Townhouse in the Heart of Palma
This project involved the full restoration of an 18th-century building located on one of Palma’s most exclusive streets. Originally built as a private residence for a family of merchants, the property had later been divided into multiple dwellings and had suffered severe structural damage, including several fire-affected interior areas.
The client acquired the building with the goal of transforming it into a modern single-family home while preserving its architectural character. One of the main challenges was to bring natural light into the space, a difficult task due to the building’s corner location. The original staircase became a key element in opening up the interiors and improving circulation.
The layout is organized around the central courtyard, reinterpreted with inspiration from traditional Moroccan architecture — incorporating the presence and sound of water, cross ventilation, and a play of light and shadow. The intervention combines a contemporary design language with a deep respect for the building’s original features, many of which were carefully restored.
At the heart of the home is a vertical wooden staircase that functions as a sculptural element and organizes the distribution of spaces and uses throughout. The result is a spectacular residence that blends heritage and modern comfort, including amenities such as a sauna, gym, pool, and lift — all tailored to the client’s lifestyle.
The project was designed in 2017, construction began in late 2018, and was completed in 2024. Particular attention was given to the original entrance and historic staircase, recovering and restoring architectural elements that were severely damaged, and returning them to their former character and presence.
