X0 Parq Residences

The project proposes the construction of a building with 70 dwellings, commercial premises, car parks and a swimming pool in the Llevant Sector in Palma, on a plot of 4,140 m², combining urban integration, sustainability and diversity of typologies.

The design seeks near-zero energy consumption and a minimal carbon footprint, applying passive strategies such as integration with the environment, flexible housing typologies, optimised façade and landscaping adapted to the Mediterranean climate, together with active strategies such as photovoltaic generation and aerothermal systems.

The 1, 2 and 3-bedroom homes offer versatile configurations to suit different lifestyles, with 80% of the units being cross-ventilated to improve thermal comfort naturally and efficiently.

On the ground floor, the commercial units open onto both Barranquilla Street, one of the main commercial axes of the area, and the interior of the plot, creating a direct connection with the urban environment.

The draining paving collects rainwater for reuse in irrigation, reduces slipperiness and filters pollutants, while the vegetation, composed of low-maintenance native species, provides shade in summer and allows sunlight to enter in winter, favouring the energy efficiency of the complex.
